Westridge Highlands Ranch

Westridge is the most varied neighborhood in Highlands Ranch, and that's what makes it interesting. On one end you have the town center area with shopping, dining, and easy access to everyday conveniences. On the other end you have Backcountry, a gated luxury community with sprawling estates, mountain views, and a private club. Everything in between covers a wide range of home styles, price points, and lifestyles. If you're trying to find where you fit in Highlands Ranch, Westridge is worth a close look.

The neighborhood sits on the western side of the community and traces its roots back to when Highlands Ranch was converted from a cattle ranch in the early 1980s. It has a well-developed feel with strong infrastructure, mature landscaping in the older sections, and newer construction in areas closer to Backcountry.

What the Homes Look Like

Most homes in Westridge are single-family properties with spacious yards, open floor plans, and contemporary styling. Vaulted ceilings and open layouts are common throughout the neighborhood. Townhomes and attached properties near parks and the rec center provide lower entry points for buyers who want in at a more accessible price.

Pricing in Westridge reflects the range of options available. Median home prices currently sit around $700,000 to $725,000 for the neighborhood overall, but that number spans a wide spectrum. Starter homes and townhomes can come in significantly below that median, while properties in Backcountry push well above it, often into the $1 million to $2 million-plus range.

Schools

Westridge falls within the Douglas County School District. The main schools serving this area are:

• Trailblazer Elementary, serving younger students in the neighborhood
• Ranch View Middle School, grades 6 through 8
• Thunder Ridge High School, the primary high school for Westridge residents

Douglas County School District consistently ranks among the top districts in Colorado, and all three of these schools are well regarded within the district.

The Westridge Recreation Center

The Westridge Rec Center is one of the four HRCA facilities included with your HOA dues. Amenities include two pools, an indoor running track, an indoor turf field, a fitness studio, pickleball courts, and more. It's a well-rounded facility that handles both serious fitness needs and casual family use.

Just outside the rec center, Redstone Park is Westridge's primary green space and includes a playground, skate park, batting cages, and tennis courts. It's the kind of park that actually gets used, which tells you something about the neighborhood.

Backcountry

Backcountry deserves its own mention. It's a gated community within Westridge that operates at a different level than the rest of Highlands Ranch. Homes here are larger, lots are more generous, and the mountain views are a real selling point. The Club at Backcountry adds private amenities on top of the standard HRCA access. If you're looking at the upper end of the Highlands Ranch market, Backcountry is where that conversation happens.

Getting Around

Westridge is one of the more self-contained areas in Highlands Ranch. The town center puts shopping, dining, and services within a short drive or bike ride. C-470 is accessible for commuters heading east toward I-25 or west toward the mountains. UCHealth Highlands Ranch Hospital is nearby, which matters more than people realize when evaluating a neighborhood long-term.
