How Much Does It Cost to Sell a Home in Highlands Ranch, Colorado?

The Traditional Cost: 5% to 6%

For decades, the standard real estate commission in the United States ran between 5% and 6% of the sale price, typically split between the listing agent and the buyer's agent. On a $700,000 home in Highlands Ranch, that means $35,000 to $42,000 coming out of your proceeds at closing.

Following the 2024 NAR settlement, the structure changed. Sellers are no longer required to offer a buyer's agent commission through the MLS, and the old automatic 6% has largely given way to negotiated fees. But many traditional agents still charge 2.5% to 3% for the listing side alone, which adds up fast.

Breaking Down the Full Cost to Sell

Here's a realistic breakdown of what sellers typically pay in Colorado:

  • Listing agent commission: 1% to 3% of the sale price, depending on the agent you choose
  • Buyer's agent compensation: 0% to 2.5%, now negotiated separately rather than automatically bundled
  • Closing costs: typically 1% to 2% of the sale price, including title fees, recording fees, and prorated taxes
  • Pre-sale repairs or staging: varies widely, from a few hundred dollars to several thousand depending on the home's condition

What This Looks Like on a $700,000 Home

Let's run the real math at a common Highlands Ranch price point.

Traditional model at 5.5% commission plus closing costs: you're looking at roughly $38,500 in agent fees alone, plus another $7,000 to $14,000 in closing costs. Total out of pocket before you see a dollar: $45,000 to $52,000.
