What Is a 1% Real Estate Commission and How Does It Work?

The Basic Definition

A 1% commission means your listing agent charges 1% of your home's final sale price as their fee for representing you in the sale. On a $700,000 home, that's $7,000. On an $800,000 home, it's $8,000. The math is straightforward.

Compare that to a traditional 2.5% to 3% listing fee: on that same $700,000 home, you'd pay $17,500 to $21,000 just for the listing side. The difference is $10,500 to $14,000 on a single transaction.

What the 1% Covers

A full-service 1% agent provides the same core services as a traditional agent. At LOGO Real Estate, the 1% listing fee includes:

What About the Buyer's Agent?

The 1% listing fee covers your representation as the seller. The buyer's agent is a separate conversation. Since the 2024 NAR settlement, sellers are no longer required to offer buyer's agent compensation through the MLS. You can choose to offer a concession to attract more buyers, or negotiate it as part of each offer. Your listing agent should walk you through the options based on current market conditions in your area.
