Why Sellers Are Still Paying High Commissions

Habit and lack of information are the two main reasons. Most sellers hire the first agent they know, often someone from their network, without comparing fees. Real estate commissions have never been openly discussed or advertised, which made it hard for consumers to know what they could negotiate.

The 2024 NAR settlement changed that. Commission structures are now required to be more transparent, and sellers are more aware than ever that fees are negotiable.

Your Options for Selling at a Lower Cost

There are a few paths, and they come with different trade-offs.

  • Negotiate with a traditional agent. Most agents won't advertise it, but many will reduce their commission if you ask, especially if you're a motivated seller or if you're also buying with them. Even getting a traditional agent down from 3% to 2.5% on the listing side saves real money.
  • Use a flat-fee MLS service. These services list your home on the MLS for a flat fee, sometimes as low as a few hundred dollars. The trade-off is that you handle everything else yourself: showings, negotiations, contracts, inspections, and closing. This works for sellers who are experienced with real estate transactions and have the time to manage the process.

What to Watch Out For With Low-Cost Options
